All residential and commercial tenancy contracts in Dubai must be registered through Ejari — an online portal run by RERA. Without Ejari registration, you can't get utilities connected, apply for visas, register a car, or open bank accounts. The registration is the tenant's responsibility in most contracts; the fee is around AED 220. Every bureaucratic process in Dubai eventually asks for your Ejari number.
